I instructed Solicitors to act for me in my application to extend a lease on a property I owned in Wimbledon.

The solicitor who acted for me said the first thing I needed to do was appoint a Surveyor, I asked her to recommend one and she replied by saying I could obtain details of surveyors from the Leasehold Advisory Service but she could tell me of one she had many dealings with and she had found him to be very knowledgeable and cost effective.

I contacted Leasehold Valuations and they told me exactly how much it would cost for the valuation and the subsequent negotiations with the freeholders surveyor.

The freeholder’s surveyor put a price of £36,000 on the cost of my lease extension, that came down to £31,000 a price which I was seriously considering accepting but Leasehold Valuations  told me to wait as they were confident of getting the figure down. I paid £26,550 for my lease extension. I recommended Leasehold Valuations to three other leaseholders in the block who like me had short leases. I found Leasehold Valuations to be extremely Knowledgeable, professional and cost effective and would highly recommend them to others.

Having tried unsuccessfully to extend the lease of our flat, I realised the importance of using a surveyor who has experience and can calculate the cost for extending the lease by using the valuation formula in the Leasehold Reform Housing and Redevelopment Act 1993. After contacting several surveyors, I was impressed with Jatinder Dhanoa of Leasehold Valuations who explained the process in simple terms and provided a very competitive fixed fee for preparing a report covering initial inspection of the property, reading the lease and making all the calculations. Jatinder subsequently negotiated on our behalf with the landlord to agree a significant reduction of their leasehold valuation and it’s terms as well as providing valuable guidance during the process. I used the services of Leasehold Valuations over the last six months in relation to a lease extension on a flat in London. The extension period was considerable, involving a substantial sum and the landlords were uncooperative. The negotiations were difficult and protracted, but Jatinder perservered over this time and eventually secured a result which was much better that the original premium offer made by the landlord’s side.
